Mortgage Glossary: Terms Made Simple

Decode mortgage documents and conversations with clear, practical explanations, never vague circular definitions.

Core Concepts

Term
The duration of your current mortgage contract, ending with a renewal or a move to another lender. Most home owners go through a number of terms before the home loan is paid off.
Amortization
The full length of time required to pay off the mortgage if you are making the same monthly payment. It is different from the term but may be used interchangeably.
Fixed rate
This means your interest rate will remain fixed throughout the life of the loan and your monthly payment will not change, even if the market changes.
Variable rate
Your rate floats with the lender's prime rate. Your payment either increases or decreases between principal and interest, depending on the product.
Prime rate
The fixed interest rate that each lender uses as a benchmark rate for variable mortgages. It changes to move with the Bank of Canada's policy rate.
Loan-to-value (LTV)
A ratio that plays a major part in almost all lending decisions, the loan-to-value ratio is the relationship between the amount borrowed and the property's appraised value.
Qualifying rate
Also known as the mortgage stress test. If you are a federally regulated lender, they'll make sure you can still afford payments at the highest rate you qualify for, and not just the actual rate in your contract.
GDS and TDS
Two debt service ratios (DSRs). GDS looks at debt in relation to gross income; TDS looks at all debt in relation to gross income. Both will need to meet lender requirements.

Costs, Penalties, and Insurance

Mortgage default insurance
Required if your down payment is less than 20%. It's not for you and the premium is typically added to the total amount of your mortgage.
Insured, insurable, uninsured
Three pricing categories. Insured is defined as you paid the insurance premium (default). Insurable: The cost of the insurance was paid by the lender. Uninsured – is no default insurance applies. They all sell for different amounts.
Prepayment privilege
The additional amount you can pay annually without incurring a penalty, usually in the form of a lump-sum, or an increased regular payment. Allowances are dependent on the lender, so check with your lender.
Prepayment penalty
The cost to pay off the mortgage prior to the end of the mortgage term. The interest rate charged for variable mortgages is usually approximately three months of interest. Fixed mortgages typically use the higher of the two numbers, which may result in a higher number.
Interest rate differential
The formula for calculating many fixed-rate penalties. Every lender has a different way of computing it, and hence, two otherwise similar mortgages can have totally different penalties.
Creditor insurance
Insurance that can be offered by a lender and covers the remaining mortgage amount upon death, and sometimes upon disability or critical illness. It's not the same as a person term life policy.
Title insurance
Provides protection against problems with the title and survey and some fraud. It is a closing cost that lenders will often require, typically as a one-time fee.
Property transfer tax
Provincial tax levied on most property purchases in BC. There are exceptions and your lawyer or notary will tell you which ones are relevant to your transaction.

Application and Closing

Pre-qualification
A quick and informal estimate, based on information you provide to a lender or broker. It is helpful for orientation, but does not have weight on sellers.
Pre-approval
A more in-depth examination of your earnings, credit and debts that may allow a rate to be held for a restricted time. It should not be considered to be final approval, since the property has not been assessed.
Rate hold
A guarantee that a certain rate will be offered to you for a limited period of time. When rates go up, you maintain the rate you have held and, when rates go down, you will likely have to accept the lower rate.
Subjects or conditions
Clauses included in a purchase contract which must be met before the purchase becomes binding, such as financing or inspection. Removing them makes the contract firm.
Appraisal
Another valuation of a property requested by the lender to verify that the property is sufficient collateral for the mortgage.
Standard charge and collateral charge
Two methods of registering a mortgage on title. A collateral charge might allow for additional borrowing at a later date without re-registration, but may also make it more difficult and expensive to switch over to a new lender on renewal. Inquire about the one you are signing before closing.
Porting
Transferring your mortgage and its rate to a new property to avoid a penalty. There are some conditions and not all mortgages are portable.
Completion, possession, adjustment
Completion is the term for when the sale is completed. Possession occurs at the time keys are handed over. Adjustment is a date on which taxes and other shared expenses are divided between the buyer and seller.
Discharge
An official discharge of a mortgage from the title of property when the total amount of the mortgage has been paid. The lenders typically charge a discharge fee.
Holdback
Money held back, not paid out, typically builder's lien funds on BC construction projects, or money held back until work is done before full payment.

Disclaimer: These explanations are of a general and simplified nature for orientation purposes. Meanings are subject to change from lender to lender and from contract to contract and this is not legal advice. Your mortgage documents control and your lawyer or notary can advise you on the application of any term in your particular mortgage.

Document Preparation

Essential Mortgage Documents Lenders Request, and When

Requirements vary by lender and situation, so use this as a general guide, not a definitive list. Gathering these items early prevents most of the delays that slow an application.

  • Identification. Current, valid government-issued photo ID for every mortgage applicant.
  • Proof of employment income. Recent pay stubs plus a recent letter of employment confirming your position, salary and length of service.
  • Proof of self-employed income. Notices of assessment, personal tax returns, and corporate financial statements for incorporated owners.
  • Down payment source proof. Statements showing the funds and their origin, because lenders verify the source, not merely the balance.
  • Current debt details. Loans, credit cards, credit lines, and any support payments owed.
  • Property documents, once an offer is accepted. The contract of purchase and sale, the listing and strata documents where applicable.

Security note: Send documents only through the secure channel Shabbir Patel provides. Never email identity documents or account details when answering an unexpected request, however official it looks.

Read Every FAQ Answer
Mortgage term versus amortization period: what is the real difference?

Your term is the contract period you’ve signed up for right now, finishing at renewal. Amortization is the overall timeline for paying the whole debt off, so it runs longer.

How does the mortgage stress test affect my maximum borrowing amount?

Federally regulated lenders test whether you could still manage payments if rates were higher than your actual one. That tougher calculation shrinks the largest mortgage you can be approved for.

Is mortgage pre-approval the same as final approval?

No. Pre-approval is a preliminary evaluation of your income, credit and debts, sometimes with a temporary rate guarantee. Final approval only follows once the lender assesses the property itself.

Why do prepayment penalties differ so much between lenders?

Every lender has their own way of calculating the amount that you owe for an early exit. Fixed-rate penalties are typically more complex, and involve a rate differential comparison, whereas variable-rate penalties are simpler.

Collateral charge or standard charge: which should I choose?

When you buy a standard charge, you only secure your loan, so it is easier to switch lenders. A collateral charge can mean future borrowing without the need for new registration, but may make it more difficult to switch.

How early should I start shopping for my mortgage renewal?

Start searching a couple of months before the renewal date. This provides time for you to move around and modify lenders if it makes sense, while waiting till the last weeks more often than not implies settling.

How much does a mortgage broker charge borrowers?

Typically, the broker won't receive payment, as the lender pays the broker. Private or special files may be charged a fee; said fee should be written in advance.

Where do the figures on this website come from?

The majority of numbers are omitted on purpose. Things like minimum down payments, price limits on insured mortgages, maximum amortization and qualifying rates are always subject to change so Shabbir Patel checks them for you every day.
